31 Fairmount Cottage during construction of new building
If you look closely behind the tree, you will see a small cottage that Ron Wallace purchased in 1988.  The cottage fronts on Fairmount Street, but there is also another access entry from Arlington Street behind the building on the left.
After living there for a few years and thoughtful research of the planning codes, Ron determined he could build another building in front of the cottage as long a minimum distance was maintained between the existing cottage and the new building.

With the new building complete, he moved to the new house and sold the cottage under a tenants-in-common agreement.  Since the cottage had its own street access, he  then worked to divide the lot into two separate parcels.  This was completed this year in January.  With the lot division complete, he put the new house on the market and has just accepted an offer for the purchase of the building.  He's determined that the proceeds from the sale of the house has paid for the original purchase, remodel of the cottage, and the construction of the new house with a substantial net profit that will be used for the purchase of another home for his family.  Ron's realtors are Mock/Wallce clients, Earl and Carren Shagley. If you need help, you can contact them at the Shagleyteam.com.
