This project includes a seismic upgrade and modernization of a historic 3 story unreinforced masonry building. Construction for this project began in September, 2003 and includes full seismic and ADA upgrades. In addition to the seismic reinforcement, work included space programming, space layouts, workstation design, custom casework design, lighting and color coordination, and tenant improvements for the entire building (approximately 9,000 SF).

Remodeling in crowded urban areas is always difficult.  The logistics of access, trucks, equipment, and storage is tough.  When you're trying to install a new elevator shaft and  elevator in an existing building, it's even more of a challenge.

The construction of a concrete shaft was made a little easier with the use of shotcrete or pneumatically placed concrete.  Working with our structural consultant, Hom-Pisano, we were able to develop a structural system that worked within this tight space.

Here is the completed elevator located at 814 Montgomery in San Francisco.  The building is leased to the Italian Cultural Institute of San Francisco.

Techspace at 2500 Potrero Street is San Francisco was conceived as temporary start-up space for high tech companies with the infrastructure and connectivity needed.  Mock/Wallace completed the seismic upgrade of this existing warehouse and was the Architect of Record for the Tenant Improvements.

2253 Union Street, San Francisco:  Lifting the existing building and expanding above and below while maintaining the existing appearance of the building was our clients goal.  Parking and offices are located at the lower levels and two residential units are located above.  Mock/Wallace worked with the Union Street Merchants Association and City Planning to obtain approvals.
